I just got a call from my realtor, apparently the seller of the house doesn't want to pay to have the house hooked up to the sewer. I guess he has a bid from an independent contractor for $4000 to hook up to the sewer. Well my loan will probably require that it be hooked up to the city sewer since it's within city limits. It may be part of the law in that city as well, that an house within the area has to be hooked up to the public sewer. I'm not sure. So I need to do a little research, but if I want this house I may end up paying a little more out of pocket. We shall see.

Update: Talked to my architect friend and he said that a connection fee to a public sewer can run upwards of $10k, and that's not including the cost to empty, and then fill (with sand) the unused tank. Could get real expensive.

if this all falls through and you have to start from scratch...

...don't even look at any houses that are on septic tanks. It really isn't worth it.
